In today’s world, innovation never sleeps. It continues to guide us toward more convenient and enriched lifestyles. Surasak Watthanajindawong, Managing Director of Me Design and I Co., Ltd., is more than just an architect who designs for aesthetics—he’s an architect who considers future lifestyles and how buildings will be used. He integrates modular prefabricated systems to provide flexible living solutions that are not only tailored to individuals but also beneficial for project developers and contractors from a business standpoint.
This vision led to the creation of the MEDULAR Project, which offers solutions for homeowners wanting to expand their living space without altering the main structure, as well as SMEs seeking ready-made spaces for restaurants, cafés, hotels, condominiums, or apartment buildings. These structures can be fabricated in a factory and installed on-site quickly—an ideal solution for developers concerned with tight construction timelines and budget control.
As technology advances, so too does construction. Designers and contractors today have access to a wide array of high-quality materials that help eliminate various construction limitations—technical challenges, project timelines, and budget planning. The MEDULAR Project by Me Design and I Co., Ltd. is a response to these evolving needs. It uses premium materials and the modular system approach to tackle conventional construction issues, especially the declining quality of on-site labor. Modular systems allow for off-site production with strict quality control (QC), ensuring reliable and consistent output.
"I previously worked at a factory producing prefabricated homes for export to Japan. Over the years, whenever I inspected traditional construction projects, I often found substandard quality or results that didn’t meet expectations. That’s when I realized Modular Systems are the perfect solution for quality assurance," Surasak explains.
Beyond the impact of COVID-19, today's lifestyle demands and the aging population have made prefabricated modular solutions more relevant than ever. The MEDULAR Project continues to grow and attract investor interest, aiming to meet the increasing demand for modular residential living. Despite limited competition in this sector, the potential is substantial.
From small to extra-large sizes—S, M, L, and XL—the structures range from under 30 sq.m. to over 2,000 sq.m. When COVID-19 struck, large-scale projects stalled. However, small and medium-sized modular homes continued to attract interest, due to their fast turnaround times and practicality in the New Normal era.
This "New Normal" doesn’t just refer to a change in lifestyle—it also redefines how designers, builders, and non-architect professionals approach construction. With Modular Systems, even those without deep expertise in architecture or engineering can engage in design and build processes. The modular structure is straightforward—similar to assembling boxes or Lego—making it easy for anyone to understand and work with.
One of the clearest benefits of Modular Systems is their ability to solve space-related problems—whether it’s about size limitations, impact on neighbors, or environmental concerns. Since the structure is prefabricated in a factory and assembled on-site quickly, it represents the direction construction should be moving in. Quality can be controlled at every step, helping ensure smooth project execution.
"As designers, when we can trust the structural quality and systems, we gain more time to focus on creativity—on how to make each Modular System building unique and responsive to flexible modern lifestyles. That’s the real challenge—not worrying about poor construction quality," Surasak concludes.
